Preventive Maintenance:

For example, a visual inspection should be carried out once every two weeks, a test of the system’s performance - monthly, a measurement of grounding resistance - once a year, a measurement of insulation resistance - once every three years. The schedule is approved by the head of the enterprise and responsible for fire safety.

But all the features of various systems, their interfacing with other engineering devices in the general document is impossible to take into account. In some cases, unscheduled maintenance is required. These works, with the exception of major repairs, fall under OKPD 2 “Fire Alarm Maintenance”.

Decree of the Government of the Russian Federation No. 1225 of 12/30/2011 on licensing activities in the field of fire protection determines that only organizations with the appropriate license can perform maintenance work on fire alarm systems.

The presence of a license automatically means that the organization owns the necessary measuring and installation equipment for work and has qualified and trained personnel.

After completion of installation work, the installer company transmits to the Customer operating instructions for the fire alarm system. The documentation necessary for work should include a system passport, which is compiled upon acceptance, as well as a design, device passports and certificates permitting their use in the Russian Federation, OKPD 2 for maintenance of the fire alarm system.

All work performed as part of the service, and detected malfunctions are recorded in the appropriate logs. After carrying out repair work and replacing system elements, acceptance certificates are necessarily signed by the customer. The documents must indicate OKPD 2, fire alarm service.

The facility should have a staff duty schedule and instructions for actions in case of fire, which step by step describes the sequence of actions of the duty officer, lists people whom he should immediately notify about the incident. This is especially important when it comes to enterprises with a high security regime.

When work related to shutting down the fire alarm system is carried out as part of the service, it is necessary to notify the administration of the enterprise in order to take compensatory measures for fire safety (organization of additional duty hours, termination of especially dangerous operations, briefing). OKPD 2 "Service of the fire alarm" includes these types of activities.

The cost of maintenance depends on the complexity and volume of the system. Many companies have their own internal maintenance costs. On the websites of many companies there are calculators of prices. This is acceptable if the service contract is concluded by a commercial entity. The price in this case is negotiable.

But if we are talking about a budgetary enterprise, then the price of services is determined by the current estimated bases (federal, territorial, Moscow). An estimate is compiled in basic prices using statutory conversion factors. It is also allowed to use the resource method, when the cost of work is determined by labor costs. The selection of the estimated base and calculation method is made by the customer. An agreement cannot be concluded without an estimate. The presence of OKPD 2 for the maintenance of the fire alarm system is mandatory for this.
